Residential Real Estate
In buying or selling residential real estate, it is important to have your own realtor, rather than be represented by the same realtor as the other party. There are too many issues that place one realtor representing both the Buyer and Seller in a position of conflict. As a buyer it should not cost any more to have your own realtor and this should give you knowledgeable advice. Interview realtors to see who you believe is knowledgeable and who will be attentive to your needs. Make sure that you will have no cost in the realtor’s representation of you.
A Buyer should also have an independent inspection of the property to know, as best they can, the condition of the property.
It is better to talk with an attorney prior to beginning the buying or selling process. If you you choose not to use a realtor, it is imperative that you have a lawyer representing you, unless you are very experienced in the buying and selling of real estate. In any case, a lawyer should review the title work to insure you are not buying someone else’s problems, such as judgments against the seller, easements through the property you don’t know about, encroachments or a common lot line by you or your neighbor.

The home is one of the largest purchases people make and mistakes in that purchase can loom the largest of many of life’s mistakes.
